If you were the owner of a laundromat who never really thought of selling and someone walked into your store (or sent you a letter) looking to buy it, what would you want to hear from them (or read) to get you thinking that selling is a possibility?

That you’re a cash buyer and willing to pay on a multiple of 10 times net.

It has to be a deal for everyone. I would want to know they were going to take care of my customers. That they are capable.
