I’m potentially buying full service laundromat.
I’m buying the 4,000sqft building $450,000 (prime location) worth every penny.
The equipment is a mixed bag of Dexter, maytag and Wascomat with varying years of age. The oldest maybe 10 years. Most between 7 and 9 years old. Brand new hotwater on demand system.
A decent amount of dry fold business and dry cleaning drop off-sub out.
Gross sales are 300k with a 10k a year growth trend for the last 10 years.
Expenses do have some fat on them. I know where it is. They trend about 10k less a year than the gross income.
Owner has been complacent and is ready to sell. It’s going to cost me 900K to get in. What’s your gut tell you reading this? Yay or Nay?
