        Will a management company for a strip mall negotiate a lease before I put an offer in to owner of mat? I feel the lease negotiation will affect my offer.

          I would imagine they would take your negotiation more seriously after you have an offer in. Do you already know what the terms are for your desired laundromat?

              The laundromat I’m looking at now has about 3 years left on their lease. Other interested buyers have approached the property owner without having a contract and the property manager would not entertain the interested buyer without having a contract. I’m not sure that’s the norm, but I image so depending on the remaining lease time.

              You should always have an accepted offer to purchase with an acceptable lease contingency. So contract is null and void if you don’t get an acceptable lease.
