        Hey Members,

        My name’s Tom and I’m looking to purchase my first store in the Atlanta metro area. It’s myself and two other business partners of mine. Would love to connect with a couple of you to talk laundromats! We just put together a direct mail marketing campaign that we sent out this week. Fingers crossed that we get some traction from that. Has anyone else done something similar and seen success?

          Hey Tom! Welcome to the community! I’ve had success with a direct mail campaign. I’ve also spoken to other owners who have had success. I think you’re on the right track! Keep us posted on how it goes!

            Hey Jordan, that’s great to hear man! We’ve gotten 4 leads from the campaign so far with two of them being solid. We’re doing due diligence on one of them this week and started collecting info from the seller. It seems like a great store, but we don’t know what we don’t know, so we will see how everything looks during DD. I’ll keep you posted!

              Hello Tom , welcome to the LR family! I am also looking to secure my first store and would like to know more about your direct mail campaign. How many mailers did you send out? How frequently did/do you send? Whats the basic content of the letter?

              I have sent out a few letters from the heart to targeted owners with some success?

              Where I have found the most traction is in dealing with a distributor for the inside information on sellers who may be considering a sale.

                Hey Joe,

                Appreciate the welcome! I sent out about 62 mailers and have had a 10% response rate (6 replies) so far. That was the first mailer we sent out and we were planning on sending monthly, but we may skip next month since we got one under contract and a few other solid leads we’re going to dive into further.

                I also just started building a relationship with a distributor, he’s been a great resource and has been really helpful.

                I don’t see anywhere to upload attachments here. I’d be happy to share the letter we sent if this somewhere here to do that or if you shoot me your email. Would be great to connect. Where abouts are you looking to acquire your first store?

                      Hey Alena,

                      Thanks for reaching out! I put together a list of about 60+ laundromats that were in my target areas. Making sure they weren’t more than an hour to drive to. I the letter to the store addresses and put “Owner of” then the address. I wanted to try and defer employees from opening or tossing it out. It seemed to work very well as I got about 12 calls.

                          Hey Tom, just now catching up with all the podcasts and heard you on there. Hope you’re still doing well. I love how you take action, and only give yourself 3 months to grow or go. I was really interested in your letters. Are you still finding success with those? I used to wholesale real estate and loved the response rate from hand-written letters. Typically 8-12%. Sounds like you had a successful letter. Any chance you can share the content of the letter you wrote? All the best! -Brandon
