        I recently got a good deal I suppose but I am not so sure as the rent /gross is greater than 35%

        Here is what I got ( I think I need more info for maintenance )

        The expense for the year is $132,792
        Rent = $8,416 (including Triple NNN & Sewer) Water = $700-$1200
        PGE = $1000- $1600
        Insurance = $150
        Employee = $2,000
        Monthly expenses $12,866

        Gross income yearly $292,800
        TV broad = $100
        Ad stand = $50-100
        Supplies & drinks & vending = $700-$1,200 Machines income = $19,000 – $23,000
        Monthly income $24,400
        Yearly Net $160,008 Estimate
