I know this thread is a little stale but do you have more details on the mat? Number of washers/dryers and sizes? Are there additional sources of revenue available?
One principal of buying a business is to buy it’s current performance and not it’s potential. You see your “Value Ad” but there’s a long road to turn around a reputation and draw people out of other laundromats in the area and back to you. Fun marketing challenge but it takes time.
