Welcome to the forum. How are things in New Orleans and any updates on your search? I lived out there on work assignment for just over 3 years. I was on the other side of Lake Pontchartrain. Not too many mats on that side, somewhat expensive (compared to my area), and in various levels of cleanliness varying from neglect to almost decent.
I stopped by a few when I was in the New Orleans side and made similar observations. This is a great business to be in but it is a heck of a lot more difficult and involved than most will ever know.
